Low CO₂ footprint through sustainable real estate

The Credit Suisse Real Estate Fund Green Property provides an attractive investment opportunity in the real estate sector for individuals and institutions interested in sustainable investing.

Since its establishment in 2009, the CS Real Estate Fund Green Property has focused on sustainable real estate. The properties are only nine years old on average. As a result, the CO2 footprint is low compared with investments in older real estate.

Environmental indicators speak for themselves

In its 2022 annual report, the CS Real Estate Fund Green Property published the environmental indicators from the Asset Management Association Switzerland (AMAS) for the first time. These indicators present a clear picture. The fund was able to increase the coverage ratio for energy consumption data by 4% despite the rise in rentable area in its completed properties.

Although the growth of the fund led to higher total energy consumption, it was nevertheless possible to improve energy efficiency. As a result, the energy intensity decreased to 128 kWh per square meter. A similar picture emerges from the data collected on greenhouse gas emissions. The latter are calculated as CO2 equivalents (CO2e) based on the climate-adjusted energy consumption values for the individual energy sources. While total greenhouse gas emissions rose as a result of the greater area covered, the emissions intensity decreased to 7.7 kg CO2e per square meter.

Breitipark sustainable residential community

Sustainable living does not mean having to compromise on comfort: As the Breitipark development in Schaffhausen shows, sustainable homes can even surpass all expectations. The CS Real Estate Fund Green Property has invested around CHF 78.5 million in the new construction project with seven multifamily dwellings, making it the fund's first property in the canton. Construction of the individual buildings will be completed between April 1, 2023, and August 1, 2024. The project will allow the fund to expand its stock of residential properties and geographic presence in Eastern Switzerland.

At Breitipark, residents live close to the city, but in a green setting. So going for a spin through the nearby woods is easy. And if your bicycle chain jams, don't worry. The bicycle workshop has free access to all of the necessary tools to let you fix the problem quickly on your own, so you can be back in the saddle in no time. Other items can be repaired in the workshop as well – in keeping with the motto "don't toss it, fix it."

Hospitality is paramount at Breitipark. People visiting for a few days won't have to spend the night on a sleeper sofa. Residents can rent a guest room at favorable rates and allow their friends and loved ones to stay a few nights in comfort and come and go as they please. In addition to Breitipark, new projects in Allschwil and Lugano also offer guest rooms.

High standards for every household 

In addition to a wide range of communal offerings, Breitipark also offers high standards to meet tenants' individual needs, whether they're a single-person household, a couple with e-bikes, or a family with children. The apartments range in size from 1½ rooms with 42 square meters of space to 4½ rooms with 118 square meters. 

The new construction was built and certified in accordance with Minergie and greenproperty standards. The current success in renting out the apartments shows that sustainable real estate is a forward-looking trend, and that there is significant interest among tenants.
